Stage 1 – INCEPTION

Stage 2 – CONCEPT & VIABILITY
• Prepare an initial design and advise on:

The intended space provisions and planning relationships
Proposed materials and intended building services
The technical and functional characteristics of the design
Check for conformity of the concept with the rights to the use of the land
Review the anticipated costs of the project
Review the project program
Stage 3 – DESIGN DEVELOPMENT
Confirm the scope and complexity
Review the design & consult with Local & Statutory Authorities
Develop the design, construction system, materials & components
Incorporate all services and the work of consultants
Review the design, costing & program with the consultants
Stage 4.1 – DOCUMENTATION
• Prepare documentation sufficient for local authority submission:

Coordinate technical documentation with the consultants
Prepare “Conceptual Specifications” for tendering purposes
Obtain the client’s authority & submit plans for approval
Energy Efficiency Calculations to be done

PROCUREMENT
• Complete construction documentation & proceed to call for tenders

Obtain the client’s authority to prepare documents to procure offers for the execution of the works
Obtain offers for the execution of the works (Evaluate offers and recommend on the award of the building contract)
Stage 5 – CONSTRUCTION
Administering contracts, Principal Architect-, Agent- & Consultant duties
CLOSE OUT
Assisting with obtaining Occupation Certificates

FIRE COMPLIANCE & CERTIFICATION

SERVICES:

Assessment of the project and determination of minimum fire safety requirements and specifications of fire systems
Consultancy with the fire department and other fire related agencies
Advisory to the architect/draughtsman with the compilation of the building plan drawings in preparation of the project plans for submission to the local authority
The compilation of a proposal to the local authority which will include but not limited to prepared plans and a fire report/rational design proposal, whichever is applicable, with all supporting documents and motivations
Submission to and obtaining of approval of the project plans by the fire department
Advisory to the owner on service providers for fire related systems, its specifications, standards and quotations
Interim fire compliancy inspections and interim reports on the progress of the project
Final inspection with the fire department and obtaining a fire clearance certificate in order for the owner to apply for an occupancy certificate from the Chief Building Control Officer

The scope of work for which StudioTect Architects will act as appointed representative on behalf of the owner encompasses the fire protection of the building in case of fire through design, construction and equipment as outlined in the National Building Regulations to ensure that:

The protection of occupants or users therein is ensured and that provision is made for the safe evacuation of occupants or users
The spread and intensity of fire within the building and the spread of fire to any other building is minimised
Sufficient stability will be retained in a fire to ensure that the building will not endanger any other building
The generation and spread of smoke will be minimised or controlled to the greatest extent reasonably practicable
Adequate means of access, and equipment for detecting, fighting, controlling and extinguishing a fire, is provided
The local authority plan submission fees for plan approval
Fire equipment or fire protection systems
Any service not forming part of the above scope of work
